How does the tax incentives model work?
The estimator applies a selected state-style profile to capital, property, utility, and job-credit assumptions, caps recurring utility tax benefits by the modeled exempt share, then discounts recurring property and utility benefits to present value. It does not determine legal eligibility. Instead, it shows which incentive category drives savings and flags the verification questions a buyer should ask about minimum investment, job thresholds, wage rules, power sourcing, reporting, exemption certificates, sunset dates, and clawbacks.
